The three things that blow up a closing in Atlantic Canada.
Tank
Insurers care about age and construction. A 20-year single-wall tank can make a house uninsurable or expensive overnight. Budget a replacement as a known cost, not a surprise.
Septic
Pump-out plus a camera beats a seller who 'never had a problem.' Failed baffles and crushed lines are common on older fields. Do this before you waive conditions.
Well
Flow and quality are different questions. A pretty kitchen tap can still fail a bacteria test. Book the lab drop for the same day as the sample.
